When to bring in a development manager

Development rewards experience, and staffing that experience is costly. If development is not your primary business, carrying that overhead full-time rarely makes sense.

A development manager gives you the team for the duration of a project — running design, budget, schedule, and construction on your behalf, then standing down when the asset is delivered.

What development management covers

End-to-end execution, from a blank site to a delivered building.

  • Architect and engineer selection and coordination.
  • GC procurement and construction oversight — we manage the contractor; we do not self-perform.
  • Budget, schedule, and change-order control across the build.
  • Draw administration and reporting to your capital partners.

Want oversight rather than day-to-day execution? That is owner's representation — also something we provide.

Owner-Aligned. No Conflicts.

We are paid by the owner and only the owner. No markups on subcontractors or suppliers, no vendor fees, no brokerage conflicts. That independence is the product — we sit on your side of the table from diligence to delivery.

A specific decision or phase.

Targeted counsel on a single question — feasibility, GC selection, or budget review. The paid on-ramp to a larger mandate.

Project

A single asset, end to end.

Full development-management mandate on one project, diligence through delivery, with a delivery-based incentive.

Embedded

Your outsourced dev team.

An ongoing, portfolio-level extension of the owner's team across multiple assets.

Frequently asked

What does development management cover?

Development management is end-to-end execution of a project on the owner's behalf — design team and GC selection, budget and schedule control, change-order discipline, draw administration, and reporting. We manage the contractor and consultants; we do not self-perform construction.

When should I bring in a development manager?

As early as diligence or pre-development. Engaging early lets us shape the budget, the contracts, and the team rather than inheriting decisions that are already locked in.

How is development management different from owner's representation?

They overlap heavily and we provide both. Development management leans toward actively running the project day to day; owner's representation emphasizes oversight and protecting the owner's interests across the parties. In practice we tailor the mandate to how much of the work you need us to carry.

How is a development manager paid?

Usually a monthly retainer, sometimes with a delivery-based incentive — paid by the owner only, with no vendor markups or conflicts.
